LOT EVALUATION

Come in with your lot already chosen or let CeciBates find the perfect lot for you.  Lot size, curvatures, elevation or any special lot requirements will be considered before choosing a home design plan.

With your lot considerations understood, the next step is to decide on a home design. CeciBates wants you to dream big. Lay all your needs and desires on the table.

 

You may choose to have your home designed by one of our architects or yours  or choose from one of our READY TO BUILD PLANS .

BUDGET

Finally, with the lot and design chosen and a budget confirmed, a schedule will be determined. Real care is taken to provide a realistic schedule for building your home. There will be no surprises or delays. To be sure CeciBates will be with you every step of the way.

In this step the key word is options. Cecibates believes in your vision and will provide you with the right options to achieve your dream home.

 

An initial budget will be provided to include everything your home vision entails.

 

Once the initial budget is worked out different options will be discussed as to how you may maximize your budget and achieve your goal. You may choose a higher or lower grade of cabinetry for example or you may choose to finish the upper floor at a later date.

 

Any way that you want it, CeciBates  will make it work, always keeping in mind your end goal of that perfect dream home.

    • CLIENT CHECKLIST

       

      • Client checklist and pertinent information exchange of lot information, reference pics, Pinterest/Houzz idea books etc…
    • REVIEW SURVEY / TOPO

       

      • Set Preliminary Meeting and review of survey/topo (if you do not have one you will get a quote from our surveyor for you to approve. ( delivery time to be set by Survey company) (Monday and Tuesdays each week are set aside for these client meetings)
    • HOME PLACEMENT REVIEW

       

      • Preliminary meeting reviewing information with budget and planning for home placement
    • START DESIGN PROCESS

       

      • First billing of 50% downpayment to start design process
    • INITIAL CONCEPT PHASE

       

      • Expect 3-5 working meetings (making adjustments in real time) each version will be sent on Fridays
    • FRIDAY REVIEWS

       

      Deliveries on Fridays for Review of plans and feedback expected via email for us to make changes to be reviewed in the next working meeting.

      • After preliminary lay out is approved we go to elevation options .
      • Landscape plan discussion (optional).
    • SOFT QUOTE DISCUSSION

       

      Final preliminary set review and Soft quote discussion

       ( customers expense) .15 per SF

       

      • Soft quote is an elective option for clients that want to know a general estimate of the entire build before we go to a complete set of construction documents. Soft quotes will allow us to decrease budget stress and allow us to make any changes to the plan that will achieve our budget goals.

       

      • Soft quote is estimated 2 weeks depending on the promptness of our gathering info from subcontractors
      • Soft quote will include:

       

        1. Preparing a preliminary bid. That includes putting in all the bids from the subs and some quantities related to the project inside that excel template which doesn’t include lumber takeoff and EWP.
        2. Adjustment of plans after soft quote if needed.
        3. Approval of plans to move to 3D modeling ( modeling will include approximately 60% of client interior/exterior product selections as per reference pic and idea boards.
        4. Approval of plans and move to bidset (approximately 2 weeks to finalize)
        5. Appointment with interior designer will be set at this point to make detailed selections.
        6. Final billing and release of bidet to Builder/Estimator
