Notes From Our Journey

From twenty-six years of building custom homes on Lake Texoma, here we share about our process and what we've learned about design, materials, engineering, and the decisions that shape a home built to last for generations — the questions clients ask us most often, and the answers we give around the table in our design center.

Why Ceci Bates Chooses Quality Over Quantity

The most consequential business decisions are often the ones a company makes against its own short-term interest. The decision to grow more slowly than market conditions would technically allow is one such decision. Few companies possess the discipline to exercise this restraint. At Ceci Bates Custom Homes, that discipline is foundational.

In 2006, Ceci Bates built fifty custom homes—a peak in production that remains unmatched. From an outsider’s view, it was a milestone worthy of celebration. However, within the company, it marked a significant turning point. Founders Tom Ceci and Scott Bates recognized that the true joy and quality of their work were being diluted by the high volume of projects. They realized the essence of craftsmanship and client care was intertwined with focused attention, not just with the number of homes completed.

In response, Ceci Bates made the pivotal decision to cap production at fifteen to twenty homes per year. This choice was driven by a commitment to deliver the depth of attention each custom home deserves while maintaining a sustainable pace for the team and their skilled subcontractors. For nearly two decades, this disciplined approach has formed the backbone of how we operate.

This decision allows us to build with purpose and precision. It ensures that our subcontractor relationships remain strong and stable, benefiting both parties. Most importantly, it means our clients receive the personal involvement and tailored service that custom home building should represent. While our production could undoubtedly be higher, we have consciously chosen to focus on quality over quantity.

The difference between a company that builds for the work and one that builds for volume often reveals itself in the homes created. To explore how Ceci Bates makes each project meaningful, we invite you to learn more about our approach at cecibates.com.
