Notes From Our Journey

From twenty-six years of building custom homes on Lake Texoma, here we share about our process and what we've learned about design, materials, engineering, and the decisions that shape a home built to last for generations — the questions clients ask us most often, and the answers we give around the table in our design center.

Engineering for Efficiency: A $200 Monthly Electricity Bill in a 3,850 Square Foot Home

October 6, 2026

It’s often assumed that the size of a home directly correlates with its utility costs. Larger homes are expected to come with proportionately larger electricity bills, a trade-off many accept as part of a more spacious lifestyle. However, at Ceci Bates Custom Homes, we have demonstrated that this isn’t necessarily true. A recent project of ours, spanning an impressive 3,850 square feet, is engineered to average under $200 a month in electricity expenses.

This performance level is not the result of a single innovation but rather a series of deliberate design and engineering choices. At the core is our commitment to a closed-envelope construction, which ensures that conditioned air remains inside the home rather than constantly being replaced by outdoor air. This decision alone significantly improves energy efficiency.

Additionally, the home features an HVAC system with 20 SEER variable-speed Bosch compressors and variable-speed fan motors. Unlike traditional systems that cycle on and off at full power, these components adjust continuously to the home’s actual demand, ensuring energy is used efficiently. Furthermore, a fresh air exchange system is integrated, managing both humidity and air quality without compromising the overall sealed environment of the home. This approach ensures that indoor temperatures remain stable around the clock, eliminating the need for the HVAC system to counterbalance any deficiencies in the building’s envelope.

Each of these decisions, when made in isolation, offers incremental improvements. Yet, when combined, they result in a home that is remarkably cost-effective to operate compared to its size.

This level of performance is not an optional upgrade at Ceci Bates Custom Homes; it’s a fundamental aspect of our design and engineering ethos. We invite you to explore how we approach building science to create homes that defy conventional expectations at cecibates.com.
