Understanding Allowances in Custom Home Contracts

The word “allowance” is a fixture in custom home contracts, yet remains one of the most misunderstood terms. Clients often perceive it as a reliable estimate for material costs, while builders may treat it as an ambiguous placeholder. This discrepancy can lead to challenges as a project unfolds.

In traditional custom home building, allowances are often set without detailed forethought. For example, a flooring allowance might be assigned without any knowledge of the actual flooring style the client desires. Similarly, a lighting allowance might not account for the specific fixtures the client will eventually select. This can lead to situations where, upon visiting a showroom to choose materials, clients find their preferences exceed the allocated budget.
