Notes from twenty-six years of building custom homes on Lake Texoma. Here we share about our process and what we've learned about design, materials, engineering, and the decisions that shape a home built to last for generations — the questions clients ask us most often, and the answers we give around the table in our design center.
The Conversations That Shape Your Ideal Home

Ceci Bates

The most productive first meetings with a builder occur when the prospective owner approaches the table with a clear understanding of what they truly want. Before envisioning designs or exploring floor plans, the crucial discussions take place amongst those who will inhabit the home. This foundational work belongs to them.
These conversations delve into the essence of day-to-day life. Consider how you wish to live, not in a home intended to impress visitors, but in one that you will occupy on a typical Tuesday morning. Imagine a normal day and a leisurely weekend. Which rooms will genuinely contribute to your lifestyle? Instead of aspirational spaces, focus on those you will regularly use. Reflect on previous homes: what did they excel at, and where did they fall short? Identify what this new home should support that others have not.
Contemplate potential compromises. Which elements are non-negotiable, and where might flexibility exist? Assess the balance between indoor and outdoor living. Is natural light or a specific view crucial? Is hosting gatherings important? Such conversations can uncover overlooked disagreements but are indispensable to creating a home that serves its residents.
A builder who engages with clients prepared in this way can proceed directly to design rather than a prolonged interview phase.
Ultimately, the home that truly fits is the one you understood well enough to articulate. When you are ready, we invite you to begin a thoughtful conversation with us at cecibates.com.
