Notes from twenty-six years of building custom homes on Lake Texoma. Here we share about our process and what we've learned about design, materials, engineering, and the decisions that shape a home built to last for generations — the questions clients ask us most often, and the answers we give around the table in our design center.
Designing Homes Within the Trees: A Thoughtful Approach

Ceci Bates

Many of the finest lots in the Lake Texoma region are characterized by their dense, mature woodlands. These trees provide crucial shade during the summer, shield against prevailing winds, and offer natural views that no landscape design could replicate. Yet, they also present one of the most unique challenges a builder can face—integrating a new home into an existing forest.
At Ceci Bates Custom Homes, building within the trees rather than in a cleared area demands a different level of discipline and planning. Our approach begins from the first conversation. Most properties do not allow for distant setbacks from the road, which means homes are nestled within the trees. The vision requires careful planning of access drives to ensure that construction traffic does not damage the mature canopy. Staging areas for materials and equipment must be thoughtfully planned in tight spaces to allow for minimal disturbance.
The shape and size of the trees dictate architectural decisions. Often, this results in building envelopes that are narrower than initially envisioned. Roofing and framing plans must accommodate branches and tree limbs that are integral to the landscape. Placement of the driveway and the overall approach to the home are designed in harmony with the contours of the land, guided by the natural path through the trees.
Scott Bates has remarked on the unique challenge of photographing these wooded homes—capturing the essence of a building that cannot be seen from a significant distance. Yet, this characteristic underscores the concept of a home that is not imposed on the land but rather integrated into it.
The homes that thrive on wooded lots are those where trees are esteemed as central features, not as obstacles to be cleared. We invite you to explore how Ceci Bates approaches complex, wooded sites with a commitment to quality and permanence by visiting us at cecibates.com.
