Notes From Our Journey

From twenty-six years of building custom homes on Lake Texoma, here we share about our process and what we've learned about design, materials, engineering, and the decisions that shape a home built to last for generations — the questions clients ask us most often, and the answers we give around the table in our design center.

Understanding the Real Timeline of a Custom Home Build with Ceci Bates

June 12, 2026

When prospective clients sit down with us at Ceci Bates to discuss building a custom home, one of the first questions they ask often pertains to the timeline. Many builders offer elusive answers, creating ambiguity instead of clarity — a tactic that serves the builder more than the client. At Ceci Bates, we believe in transparency from the outset.

Phase One: Conversation and Design

Our process begins with a phase dedicated to thoughtful design. Here, our architect, Roberth Jordan, meticulously analyzes the lot’s features, from sun exposure to natural vistas, to develop a concept tailored to the client’s lifestyle aspirations. This design phase is thorough, integrating client collaboration to refine the home in three dimensions, while also enlisting the expertise of our interior designer, Heather Shields, to guide material selection. This phase might take longer than it does with other builders, but it’s time well spent — ensuring every element is considered before we proceed.

Phase Two: Engineering, Takeoff, and Procurement

The second phase focuses on the concrete details: engineering and procuring the materials that will shape the home. Led by structural engineer Bogdan Taut, comprehensive plans are drawn up. Materials are counted and costs verified to ensure budget discipline. On the day our clients sign the contract, purchase orders are initiated, securing approximately seventy percent of the materials needed — a strategic move that shields the client from future cost shifts.

Phase Three: Construction

Finally, the home enters the construction phase. The upfront work means our tenured superintendents oversee a smoother, more efficient build, often outpacing industry standards in both speed and complexity of execution. Though the precise timeline from initial conversation to keys-in-hand varies by project, the reliability of our system renders it predictable, not aspirational.

An honest timeline arises from an honest process. Learn more about our approach at Ceci Bates by visiting cecibates.com.
